The Tax Lien Certificate Holder is not the owner of the property. They only have a secured encumbrance on the real property. As far as marketing to property owners directly, yes absolutely! Why not!! Investors are sending postcards, letters or even knocking on the door to introduce themselves and their services.

I understand how tempting this may be… however most of the time it is best advised not to proceed with doing anything further until all liens are cleared!
In a perfect world of real estate investing, the deed to the house would in fact go to you should you invest in a tax deed. A tax lien is different, as the focus on this strategy is to gain financial real estate returns in the form of interest. So if you invest in a tax deed in Palm Beach County, and the homeowners end up being unable to pay, and the redemption period passes, etc. – the deed would go to you.
Liens are public records. You can search them in the official records at the clerks office.Go to their home page, search by state, then select the county the property is located in, then select the appropriate county site you’d like to review.
If you buy a property from an auction, you own it! Therefore you can sell your own property as a “For Sale By Owner” that is not wholesaling. The wholesale strategy is when you contract with a seller then assign your interest in that contract to another buyer.

I actually teach how to complete your own title searches in my course for your due diligence prior to bidding on any property. Of course you can always hire a title company. When you win a Tax Lien…you actually are not supposed to do anything until after the redemption period has expired. Depending on the state…that could be 6 months up 3 years later.
