Tax Overages Training
Tax overages training teaches you how to find the money left over after a property sells at a tax sale for more than what was owed, and how to help the former owner claim it. I’ll walk you through it the way I do it, one county and one claim at a time.

What tax overages are and who they belong to
When a property sells at a tax deed auction, the county takes what’s owed in taxes and costs. If the winning bid is higher, the extra is called tax overages. You’ll also hear surplus funds, excess proceeds, or overbids. Same money, different names.
That money doesn’t belong to the county, and it doesn’t belong to you. It belongs to the former owner, and sometimes to lienholders. A lot of former owners have no idea it’s sitting there. That’s where you come in.
What you learn in this tax overages training
- Where counties post their surplus lists, and how to read one
- How to find and reach a former owner (skip tracing, done respectfully)
- The documents I use: a surplus notice, an agent agreement, a limited power of attorney, a county affidavit of surplus, and a sample cover letter
- How a claim moves through the county, and what to keep on file
- My 13-step Overage Surplus Checklist, so you don’t skip a step
It’s 15 lessons, online, open 24/7. Most students finish in 1 to 2 weeks.
Starting a tax overage business the careful way
This work is about people. You’re contacting someone who lost a property, so lead with respect and tell them the truth about what you do and what you charge.
Rules also vary by state: who can file a claim, whether an agent can help, and how much an agent may charge. Check your state’s current law, and the county’s own process, before you contact anyone. The course includes a bonus list of states that allow surplus overage recovery to help you start that research.
How the Surplus Overages Course works
The Surplus Overages Course is a module from my 8-week Tax Deed Genius program, sold on its own. You get the 15 lessons, the documents above, a role play video, and 2 bonuses: the Overage Surplus Checklist and the states list. There’s a short quiz at the end (90% to pass).
“This is a surplus funds deal that we just received today in the mail.”

Every tax sale leaves a new surplus list behind
Counties keep holding sales, and each one can leave money sitting with the clerk for a former owner who has no idea it’s there. As of October 2026, Duval County alone had about $4.6 million waiting to be claimed. Every month you put this off, someone else learns to read those lists and makes that first respectful call. When you start the Surplus Overages Course, you’ll have my documents and 13-step checklist in hand before you contact your first former owner.
I’ve invested in real estate since 2006, and I teach every lesson myself. If you want a clear, step-by-step way to learn tax overages, start here.
